In 1972, Don McLean had a song on the Billboard Hot 100 charts called "Castles In The Air" and it was the flip side of another hit of his, "Vincent" which peaked at 12. Then Don re-recorded "CITA" in 1981 and when it made the charts a second time at the end of that year, this time on its own, it peaked at No. 36. Does anybody know if that is the only song that made the Top 40 as a flip side of another Top 40 song and the song was re-recorded by the same artist and hit the Top 40 a second time, on its own?

No it is not the only time. Rod Stewart had "Reason to Believe" as the B side to "Maggie May", a doubel sided hit in 1971. He then recorded it as a live version that made the top 40 in 1993.

You are right, "Reason To Believe" by Rod Stewart was the B side to "Maggie May". "RTB" peaked at No. 62 on the Hot 100 on its own in 1971. A live version of "RTB" was released in 1993 when it received considerable airplay as part of his MTV Unplugged appearance. It re-charted in 1993 and peaked at No. 19 on the Hot 100.

Fleetwood Mac did this; "Silver Springs" was originally the B-side for "Go Your Own Way", then charted on its own as a live version in 1997 and made the R&R top 40, which was used by Casey's Top 40 at the time (it didn't make the Hot 100.)
